Section 20 Notices Explained

What Is a Section 20 Notice?

A Section 20 Notice is a legal consultation process required when:

  • Major works will cost leaseholders more than £250 each, or

  • Long-term contracts exceed £100 per leaseholder per year

This consultation is required under the Landlord and Tenant Act 1985.

The Consultation Process

The process typically involves three stages:

  1. Notice of Intention – informing leaseholders of proposed works

  2. Notice of Estimates – providing contractor quotations

  3. Notice of Award of Contract – confirming the contractor selected

Leaseholders have the opportunity to review and comment during the process.

Why Consultation Matters

Section 20 ensures:

  • Transparency in major works

  • Leaseholder involvement in decisions

  • Fair procurement of contractors

Proper management of this process helps avoid disputes.
